What began over coffee between a developer and an RSL president has ended in one of the most meaningful urban renewals in Bondi Junction in recent years.
The new-look Club Bondi Junction, now topped by 80 apartments, isn’t just a mixed-use success story. It’s a case study in how strategic property partnerships can help community organisations future-proof themselves.

What’s clear is that this wasn’t a standard project. “We look at ourselves as a partner for life,” says Hunter, describing how deep alignment and open communication carried both sides through DA hurdles, COVID lockdowns, and industry upheaval.
It wasn’t just the timing, delivering during COVID meant no display suite, stalled supply chains, and escalating build costs. But for Hunter and his team, it was about adapting.
“We leaned more heavily into the digital space, making sure that people could still get a real sense of what a completed product will look like even though they're now viewing it on their screen and they're not able to come and touch it in person,” he says.
The apartments, luxury residences set above the newly constructed two-storey RSL, were always part of the long-term strategy. For the club, it meant a clean balance sheet and a sustainable revenue stream. For buyers, it meant rare access to high-quality living at the centre of Bondi Junction, mere minutes from Westfield and transport.
More than a commercial arrangement, this was about cultural and financial sustainability. “When you’re a partner of Capital Corporation, you’re a partner for life,” says Hunter. “It doesn't matter how big or small the problem is, we are there.”
