The Gold Coast has experienced an extraordinary run of price growth and development activity in recent years, but much of the new supply has focused on large, high-end three-bedroom apartments.

Bella Vie seeks to address a long-underserved segment of the market by delivering 78 apartments across 25 levels, with a strong focus on well-designed, premium two-bedroom residences.

“People are looking for quality two-bedders,” Matheson explained. “The Aussie dream has shifted – it’s no longer about a block of land with a white picket fence. Buyers want to be close to the beach, cafes and restaurants. One of the defining features of Bella Vie is Arena Property Group’s dual role as both developer and builder. With construction challenges still affecting the Australian market, buyers are increasingly focused on delivery certainty.

At launch in September 2025, apartments at Bella Vie are priced from $1.47M for two-bedroom residences on Level 4 (already elevated with water views), through to $1.8–1.9M for higher-level two-bedders. Half-floor three-bedroom residences above the amenity level start from $4.2M.

With interest rates trending downward and the Gold Coast market maintaining strong demand, price escalation is expected as the project progresses through construction.
