For years, one of the biggest hurdles facing Australia's off-the-plan apartment market has not been design, location or amenity, its buyer confidence.
In Sydney particularly, a series of highly publicised building defect stories left many purchasers questioning the quality of newly constructed apartments. While developers continued to invest in premium finishes and architecture, buyers increasingly wanted reassurance that the building they were purchasing would be built to a high standard and remain protected long after settlement.
Unlike purchasing an established home, buying off the plan requires purchasers to commit to a property they cannot physically inspect. For many buyers, uncertainty around construction quality and potential defects had become one of the greatest barriers to making a purchase decision.
Capio Property Group recognised that overcoming this challenge required more than simply building a quality development, it required giving purchasers confidence before they signed a contract.
Ahead of the launch of Blossom Carlingford, Capio set out to find a meaningful way to address one of the biggest concerns buyers were raising throughout the sales process.
Rather than relying solely on the company's reputation or construction credentials, CEO Mark Bainey wanted an independent solution that would provide purchasers with genuine peace of mind and differentiate Blossom from competing developments.
That search led Capio to SHC Insurance Brokers, Australia's largest and leading LDI specialist broker, which introduced the developer to Resilience Insurance and its 10-year Latent Defects Insurance (LDI) solution.
Working together, SHC Insurance Brokers facilitated the placement of a 10-year Latent Defects Insurance policy through Resilience Insurance well before Blossom launched to market.
The insurance provides purchasers with first-resort protection for eligible major structural defects, waterproofing failures and certain electrical defects for ten years after completion.
Unlike traditional defect resolution processes, owners do not need to establish who was responsible before eligible rectification works can commence. Instead, the policy responds directly, helping remove the lengthy disputes that can often accompany defect claims.
Importantly, the policy is paid for by the developer, providing protection to purchasers at no additional cost.
For Capio, however, the insurance was never intended to remain buried within contract documentation.
Instead, it became one of Blossom's defining features.
Rather than treating Latent Defects Insurance as an insurance product, Capio positioned it as a trust signal.
The company worked closely with the LDI team to integrate Latent Defects Insurance throughout the entire customer journey.
Visitors entering the Blossom display suite encounter information explaining the policy before discussing apartment layouts or finishes. Throughout the display experience, buyers are introduced to what the insurance covers, why it exists and how it protects owners for ten years after settlement.
The messaging extends beyond the display suite.
LDI features prominently across brochures, digital marketing, project listings and other sales collateral, becoming one of the project's hero features alongside the apartments themselves.
Equally important was ensuring the sales team could confidently explain the policy.
Resilience Insurance's Annabel Malouf delivered dedicated training sessions for every sales consultant involved in the project, focusing on translating what could otherwise be viewed as a complex insurance product into a simple buyer benefit.
Sales agents were trained to explain that:
• the developer funds the policy;
• buyers receive ten years of protection for eligible defects;
• the insurance operates as first-resort protection without requiring owners to determine fault before claims are managed; and
• the policy provides additional confidence that may support the long-term value and resale appeal of the apartment.
By making LDI part of every buyer conversation, Capio transformed what is traditionally considered an insurance product into a key point of differentiation.
According to Capio Property Group CEO Mark Bainey, buyer response has consistently reinforced the decision.
"The overwhelming majority of purchasers at Blossom to date reference LDI in their top two reasons for purchasing," Bainey says.
"What is really apparent of late is how many purchasers are still vastly unaware of LDI, yet when they visit Blossom and understand it further, it becomes a must-have in their buying criteria."
While many buyers arrive with little knowledge of Latent Defects Insurance, Capio's experience suggests education changes the conversation.
Rather than focusing solely on finishes, layouts and amenities, purchasers increasingly ask questions about long-term protection, construction quality and how the insurance works in practice.
For Resilience Insurance CEO Corey Nugent, this demonstrates a broader shift occurring within Australia's apartment market.
"What has become increasingly clear in the early stages of Latent Defects Insurance in Australia is the attachment rate from some of Sydney's biggest and best developers," Nugent says.
"Developers are beginning to realise LDI isn't just an insurance policy—it's a trust signal. Buyers may not arrive asking for it, but once they understand what it provides, it quickly becomes one of the most compelling reasons to proceed with a purchase."
Capio's experience at Blossom Carlingford demonstrates that Latent Defects Insurance can do far more than provide protection after settlement.
When integrated into the sales journey and supported through buyer education, it becomes a powerful confidence-building tool that directly addresses one of the biggest barriers to buying off the plan.
Rather than relying solely on architecture, amenities or location to differentiate a project, developers have an opportunity to demonstrate confidence in the quality of what they are delivering through independent third-party protection.
As buyer expectations continue to evolve, trust is becoming as important as design, and projects that can provide both may be best positioned to stand out in an increasingly competitive apartment market.
