In an increasingly competitive market where developers and funders are demanding greater certainty, Decode brings a relationship-first approach to every project, consistently delivering high-quality outcomes alongside its partners.

“For us, success comes from the relationships we build,” says Sam El Rihani, Founder and Chairman of Decode Group.

“We listen, collaborate, and deliver alongside our partners. Their success is our success.”

As parts of the residential construction market begin to contract under cost pressures, funding constraints, and delivery risk, a clear divide is emerging. While some builders are stepping back, others are refining how they deliver and leaning in. Decode sits firmly in the latter.

Across NSW’s increasingly complex residential sector, developers are navigating tighter feasibilities, heightened scrutiny, and rising expectations around quality and compliance. More than ever, project success hinges on choosing the right delivery partner, one that brings not just capability, but clarity, stability, and alignment from the outset.

At Decode, that approach is grounded in partnership. The team works alongside clients from early concept through to completion, with a focus on open communication, proactive problem-solving, and shared accountability. It’s a model designed to provide confidence throughout the lifecycle of a project, even in challenging market conditions.

Delivering where it matters

Decode’s portfolio reflects a deliberate focus on scale, complexity, and consistency across the living sector, spanning residential, mixed-use, seniors living, build-to-rent, student accommodation, affordable housing, and adaptive reuse.

Its pipeline of $100 million-plus projects highlights this capability in action.

In Potts Point, Decode is building Iris Capital’s Queensgate, one of the more complex developments currently under construction in Sydney. The redevelopment of an iconic row of buildings, where they are restoring the seven levels of heritage facade and incorporating 46 apartments and 59 hotel rooms across five new buildings.

They have projects as far as Newcastle, where they’re constructing Third.i’s 44-storey Dairy Farmers Towers, another landmark precinct that includes the preservation of the heritage-listed, iconic glass milk bottle and clock towers as part of a pedestrianised, broader public art installation. They are also delivering Third.i’s The Merewether Residences, an over-55’s community also in the Newcastle region.

Showing its breadth of capabilities and scale, Decode is delivering 368 apartments at Dawn, Sekisui House Australia's latest stage at Melrose Park as well as their Waterstone development, 207 apartments at St Leonards

Its largest development is for Ellipse Property in Castle Hill where it is tasked with building the whole of the $850 million masterplan which will include 800-plus apartments across five stages. At the other end of the spectrum, they have the luxury Vue project in Cronulla which comprises two eight-storey towers with 112 high-end apartments above a full retail and commercial precinct.

While the workbook is solid, Decode is confident it can take on more work across the sector.

"As we continue to grow across NSW, particularly in the South Precinct, Wollongong, Shellharbour and the Illawarra, we see a clear responsibility to support the state’s housing targets, Decode Group CEO, Divya Mehta, says.

“Our expansion is about delivering at scale while maintaining the standards our partners rely on.”

Confidence through capability

In today’s market, trust has become a key differentiator, and capability needs to be both proven and transparent.

Decode was one of the first 20 businesses to achieve a gold-star iCIRT rating which it maintains to this day, along with OFSC and ISO certifications, reinforcing its commitment to compliance, safety, and quality. In 2025 alone, the builder was recognised with 19 industry accolades, with nine award wins, reflecting both its delivery track record and the confidence placed in it by partners.

A partner for the long term

As the residential sector continues to recalibrate, the importance of dependable, aligned delivery partners is only increasing.

For Decode, the focus remains on delivering high-quality developments while building long-term partnerships that provide certainty in uncertain times.
